A Furnished Chalet in the Mountainside Community

Located on more than an acre of wooded land, 113 Mountainview Court offered the privacy and mountain setting many buyers seek when purchasing a home near Deep Creek Lake.

The furnished chalet featured five bedrooms, four bathrooms, and a spacious open floor plan. Vaulted tongue-and-groove ceilings, abundant natural light, and a stacked-stone gas fireplace created a warm and inviting central gathering space.

The modern kitchen included granite countertops, stainless-steel appliances, and a large island. Two primary suites were located on the main level, while the upper level offered a loft overlooking the great room and an additional ensuite bedroom.

A finished walkout lower level provided more room for family and guests. Outside, the covered deck, private hot tub, fire pit, and wooded surroundings created several places to relax and enjoy the Garrett County mountain setting.

Lake Access and Mountainside Community Amenities

Mountainside is a desirable Deep Creek Lake community offering a combination of wooded privacy, recreational amenities, and convenient access to the lake.

Community amenities available to property owners include:

  • Lake access through the Mountainside Marina Club
  • Basketball court
  • Tennis court
  • Pickleball court
  • Wooded community setting
  • Convenient access to Deep Creek Lake
  • Proximity to Wisp Resort
  • Easy access to restaurants, shopping, marinas, and state parks

The home’s location made it well suited for use as a vacation retreat or full-time mountain residence.

Under Contract in Three Days

113 Mountainview Court entered the market on August 8, 2026, and went under contract just three days later.

A quick contract is often the result of several factors working together. Effective pricing, strong presentation, professional photography, broad online exposure, local market knowledge, and responsive communication can all influence how buyers react when a property becomes available.

For this home, the combination of its condition, furnishings, location, community amenities, and marketing helped attract buyer interest immediately after it reached the market.

Listed and Closed in Only 25 Days

The property closed on September 2, 2026—only 25 days after it was listed for sale.

Moving from an active listing to a completed closing in that timeframe requires careful coordination among the sellers, buyers, real estate agents, lender, inspectors, appraiser, title company, and other professionals involved in the transaction.

Our role extended beyond attracting a buyer. We also helped the sellers evaluate the offer, negotiate the terms, manage contractual deadlines, coordinate the transaction, and work through each step necessary to reach closing.

Sold for 98.2% of the Asking Price

With an asking price of $824,900 and a final sale price of $810,000, 113 Mountainview Court sold for approximately 98.2% of its asking price.

Every home and transaction is different, but this result demonstrates the importance of positioning a property appropriately from the beginning. An effective strategy should consider the home’s condition, location, amenities, recent comparable sales, competing inventory, and current buyer demand.

Our goal is not simply to place a property on the market. We work to present its strongest features, reach qualified buyers, negotiate favorable terms, and help our clients move confidently toward closing.

Grateful for Our Sellers’ Trust

We sincerely appreciate the sellers choosing the Bell | Fenton Team to represent them.

Selling a home can be a major financial and personal decision. We understand the trust involved when someone asks us to handle that process, and we remain focused on protecting our clients’ interests from the initial consultation through settlement.

Congratulations to our sellers, and thank you for allowing us to be part of this important milestone.

Deep Creek Lake Real Estate Market Update

The Deep Creek Lake and Garrett County real estate market remained active during the summer of 2026.

A comparison of July 2026 and July 2025 shows that total residential sales volume increased by approximately 25%, even though one fewer property sold during July 2026. This indicates that the properties closing during July generated considerably more total dollar volume than during the same month last year.

Average days on the market remained relatively steady. Well-priced and properly presented homes in desirable locations continue to attract buyers, although increasing inventory is giving buyers more properties to consider.

What Does the Market Mean for Sellers?

As inventory increases, buyers can compare more properties before making a decision. Accurate pricing, professional photography, proper preparation and effective online marketing are increasingly important.

Desirable properties can still receive strong attention, but sellers should evaluate recent comparable sales and current competing listings before establishing an asking price.

If you are considering selling, a property-specific market analysis will generally provide more useful information than an automated online estimate.

What Does the Market Mean for Buyers?

Additional inventory gives buyers more opportunities to compare location, condition, amenities and price.

However, appealing lakefront, lake-access and Wisp Resort properties can still generate interest quickly. Buyers should have their financing or proof of funds prepared and work with someone who understands the details of the Deep Creek Lake market.

Recent Deep Creek Lake Area Property Sales

Several notable properties recently sold throughout Deep Creek Lake and Garrett County:

  • 304 Waterfront Greens Drive, Swanton – $890,000
  • 135 Rock Ridge Lane, Unit 13, Oakland – $565,000
  • 178 Fern Loop Drive, McHenry – $965,000
  • 178 Winding Trail Lane, Unit 5B, Oakland – $525,000

These transactions represent several segments of the local market, including resort homes, lake-area properties and condominium-style ownership.

If you are wondering what your Deep Creek Lake property may be worth, Mike and I can prepare a complimentary market analysis based on relevant recent sales, active competition and current buyer demand.

Under Contract: Ski-Access Building Lot at 115 Campfire Drive, Wisp Resort

The Bell | Fenton Team is pleased to announce that the building lot at 115 Campfire Drive in McHenry, Maryland, is now under contract.

Located in the ski-access North Camp community at Wisp Resort, this wooded mountain homesite offered a desirable combination of panoramic views, public utilities, and convenient access to the year-round activities available throughout the Deep Creek Lake area.

Congratulations to the sellers and the future owners of this beautiful Wisp Resort property.

Mountain-View Homesite in North Camp

115 Campfire Drive is situated within North Camp, a sought-after mountain community at Wisp Resort. The homesite includes approximately 0.46 acres of wooded land with panoramic southwestern mountain views.

Its sloped grade provides an appealing setting for a home with a walkout lower level. The property’s orientation also creates the potential for memorable sunset views from a future mountain home.

Public utilities are available at the site, helping distinguish this property from more rural building lots where buyers may need to investigate wells, septic systems, and other private infrastructure.

Property Highlights

Notable features of 115 Campfire Drive include:

  • Approximately 0.46 acres
  • Located in the North Camp community
  • Ski access at Wisp Resort
  • Panoramic southwestern mountain views
  • Wooded mountain setting
  • Sloped grade suitable for a walkout lower level
  • Public utilities available at the site
  • Convenient access to Deep Creek Lake
  • Close to Adventure Sports Center International
  • Near restaurants, golf, marinas, and year-round recreation

View the property information and aerial photography for 115 Campfire Drive.

Building Near Wisp Resort and Deep Creek Lake

Purchasing a building lot requires a different evaluation process than buying a completed home. In addition to location and price, prospective buyers may need to consider:

  • Topography and site preparation
  • Utility availability and connection costs
  • Community architectural requirements
  • Homeowners association documents
  • Building setbacks
  • Driveway placement
  • Drainage and stormwater considerations
  • Construction access
  • Potential home orientation
  • Mountain, lake, or ski-slope views
  • Local permitting requirements

A sloped building site can offer advantages when designing a mountain home, particularly when the grade accommodates a walkout lower level. The orientation of the home may also help maximize views, natural light, outdoor living areas, and evening sunsets.

Buyers should work with qualified builders, engineers, architects, utility providers, and appropriate government agencies to confirm that a property will support their intended plans.

Four-Season Recreation at Wisp Resort

North Camp places property owners near many of the recreational opportunities that make the Wisp Resort and Deep Creek Lake area a popular four-season destination.

Nearby activities and attractions include:

  • Downhill skiing and snowboarding
  • Mountain biking and hiking
  • Whitewater recreation at ASCI
  • Boating and fishing on Deep Creek Lake
  • Golf
  • State parks and nature trails
  • Restaurants and shopping
  • Marinas and waterfront activities

This combination of mountain scenery and year-round recreation makes the Wisp Resort area attractive to buyers seeking a full-time residence, vacation home, or future mountain retreat.

Experience With Wisp Resort Building Lots

Mike Fenton and I handle a significant share of the building-lot sales throughout the Deep Creek Lake and Wisp Resort area.

Mike is the Bell | Fenton Team’s Wisp building-lot specialist. Together, we bring extensive knowledge of the resort’s communities, available homesites, utility considerations, topography, community requirements, and local land market.

Our familiarity with Wisp Resort includes communities and developments offering a variety of mountain, ski-access, golf-area, and lake-area building opportunities. Because each homesite is different, buyers benefit from guidance that considers the property’s specific location, grade, views, access, utilities, and surrounding development.

We also help sellers position and market vacant land by clearly communicating the features that matter most to prospective buyers. Depending on the property, that may include professional photography, aerial imagery, mapping, utility information, community details, topographic features, and proximity to area attractions.

Looking for a Building Lot at Wisp Resort?

Even though 115 Campfire Drive is now under contract, other building opportunities may be available in North Camp and throughout the Wisp Resort and Deep Creek Lake area.

We can help buyers compare available lots and better understand the differences between communities, including:

  • Ski access
  • Public or private utilities
  • Mountain and lake views
  • Lot size and topography
  • Community amenities
  • Architectural guidelines
  • Proximity to Wisp Resort and Deep Creek Lake
  • Potential building considerations

If you are searching for a lot on which to build a custom mountain home, contact us to discuss your preferred location, budget, views, amenities, and timeline.

A Four-Season Home at Wisp Resort

One of the property’s strongest features was its location in the Villages of Wisp. The community provides convenient access to the recreational opportunities that make the Deep Creek Lake and Wisp Resort area such a popular four-season destination.

During the winter, the home offered slope access with the ability to ski back to the property. This feature made it especially convenient for owners and guests who wanted to spend more time enjoying Wisp Resort and less time driving or searching for parking.

During the warmer months, the community’s nearby lake access and lakeside pavilion offered opportunities to enjoy the Deep Creek Lake waterfront. Boating, fishing, hiking, golf, mountain biking, restaurants, marinas, and other popular Garrett County attractions were also within convenient reach.

Scenic Deep Creek Lake and Mountain Views

The home’s downhill position provided beautiful views of Deep Creek Lake and the surrounding mountain landscape from multiple vantage points.

After a day on the slopes or lake, owners and guests could relax in the private hot tub while enjoying the water and mountain scenery. The combination of lake views, ski access, lake access, and proximity to area attractions made the property well suited for year-round enjoyment.

Comfortable and Flexible Living Space

The furnished townhome included three bedrooms and three bathrooms, along with comfortable gathering areas for family and guests.

A true lower-level bedroom added flexibility to the floor plan, while the property’s furnishings allowed the home to be enjoyed without the immediate need to furnish each room.

The layout and location created several possible uses, including a private mountain getaway, full-time residence, or vacation property near Wisp Resort and Deep Creek Lake.

A Strong Result for the Sellers

The property sold for $370,000, which represents approximately 97.4% of its $379,900 asking price. The sale was completed after the home had been offered for sale for just over two months.

Achieving a strong result requires more than placing a property in the multiple-listing service. Effective positioning, professional presentation, focused marketing, responsive communication, and detailed transaction management all contribute to a successful sale.

We worked to clearly communicate the property’s most desirable features, including:

  • Wisp Resort slope access
  • The ability to ski back to the home
  • Deep Creek Lake access
  • Access to the lakeside pavilion
  • Lake and mountain views
  • Private hot tub
  • Furnished three-bedroom layout
  • Convenient proximity to restaurants, marinas, golf, and recreation

We are very thankful that the sellers trusted us to represent them and guide the transaction from listing through closing. Congratulations to our sellers and the new owners of 7 Winding Way.

Selling a Three-Generation Family Property

Selling a longtime family home can involve much more than determining a price and preparing the property for the market. When a home has remained in a family for generations, the process often carries a deep emotional significance.

Our responsibility was to help the sellers navigate every stage of the transaction while respecting the history of the property. That included developing a focused marketing strategy, communicating the home’s unique lakefront features, negotiating on the sellers’ behalf, and helping the transaction progress successfully through closing.

We are honored that the sellers chose the Bell | Fenton Team to guide them through such an important decision.

What This Sale Shows About Deep Creek Lake Real Estate

Lakefront homes with significant shoreline, private docks, usable waterfront, and a sense of privacy remain highly desirable at Deep Creek Lake. Every lakefront property is different, however, and its value can be influenced by numerous factors, including:

  • Amount and usability of lake frontage
  • Dock type and water depth
  • Lake views
  • Lot size and privacy
  • Home condition and layout
  • Proximity to restaurants, marinas, Wisp Resort, and other attractions
  • Current inventory and buyer demand

Because of these differences, determining an effective asking price requires more than reviewing general market statistics. It takes detailed knowledge of Deep Creek Lake’s various communities, roads, shorelines, and property types.

Thinking About Selling a Deep Creek Lake Home?

If you own a lakefront home, vacation property, building lot, or mountain retreat in the Deep Creek Lake area, we would be glad to help you understand its position in the current market.

The Bell | Fenton Team combines local knowledge, professional marketing, and extensive transaction experience to help property owners prepare, position, and successfully sell their homes. Looking to Buy at Deep Creek Lake?

Railey Realty Wins Mountain Maryland Dragon Boat Festival for the Fifth Year in a Row

Railey Realty’s Blazing Paddles team earned first place at the 2026 Mountain Maryland Dragon Boat Festival, marking our fifth consecutive victory at this fun and meaningful Garrett County event.

The annual festival was held at Broadford Lake in Mountain Lake Park and brought together local businesses, organizations and community members for a day of friendly competition. Teams raced dragon boats along an approximately 200-meter course, working together to keep their paddling synchronized from start to finish.

Jon Bell was back in the boat paddling for Railey Realty, while Mike Fenton served as the team’s drummer at the front of the boat, helping everyone stay in rhythm throughout the races.

Winning five years in a row is something we are proud of, but the most important part of the day was supporting the Dove Center. Proceeds from the Mountain Maryland Dragon Boat Festival help the organization provide vital services to victims of domestic violence, sexual assault and related crimes.

We would also like to give a special thank-you to Penny Sanburn of Dynamic Dragon Boat Racing, LLC. Penny invested a tremendous amount of time and effort into coordinating the races, organizing the teams and helping the entire event run smoothly. Her work helped create an exciting day for the community while raising money and awareness for an important local cause.

Railey Realty would like to thank every member of the Blazing Paddles team who trained, paddled and helped us earn another first-place finish. We also appreciate everyone who came out to cheer on the teams, along with the organizers, volunteers, sponsors and community members who supported the festival.

Events like the Mountain Maryland Dragon Boat Festival are a great reminder of what makes Garrett County and the Deep Creek Lake area such a special place. Our community knows how to come together, have fun and support the organizations that make a meaningful difference in the lives of local residents.

Congratulations to the entire Railey Realty Blazing Paddles team—and thank you to everyone who helped make this year’s festival another success!
