Deep Creek Lake Real Estate Market Update
The Deep Creek Lake and Garrett County real estate market continued to show strength during the early summer.
June 2026 recorded 51 residential sales, representing a 112% increase compared to June 2025. Total sales volume reached approximately $36 million, an increase of 105% from the same month last year.
Through the first half of 2026, the Garrett County market recorded:
- 205 closed sales
- Approximately $156 million in total sales volume
- 45 pending sales
- 275 active listings
- An average of 96 days on the market
The number of available properties has increased, giving buyers more choices than they had during the tighter inventory conditions of recent years. At the same time, well-priced homes in desirable locations continue to attract attention.
For sellers, proper pricing, presentation and marketing remain especially important. For buyers, the additional inventory may create more opportunities to find a property that fits their needs.

Garrett County Agricultural Fair
The Garrett County Agricultural Fair is a longtime local favorite featuring live music, food, carnival rides, agricultural exhibits and family-friendly activities. Popular evening events traditionally include the demolition derby, truck and tractor pulls and the mud bog.

Mountain Maryland Dragon Boat Festival
The Mountain Maryland Dragon Boat Festival takes place at Broadford Park in Oakland. Visitors can watch the colorful dragon boat races, browse local vendors and enjoy food trucks, beverages and live music.
Proceeds from the event benefit the Dove Center, which provides services and support to victims of domestic violence in Garrett County.
Friendsville Days
Located just north of Deep Creek Lake, Friendsville hosts its annual community celebration with a parade, live music, children’s activities, cornhole tournaments, pony rides, contests and plenty of food.
Friendsville Days is free to attend and offers a fun way to explore another part of Garrett County while supporting the local community.
